| February 2013It's just a few days until February and our January weather has been outstanding with one very summery week. The village of mushroom tents are popping up everywhere in preparation for the AT&T which is just around the corner and starting February 4 -10th. Traffic is slowly increasing and more homes are coming on the market which means the the real estate market for 2013 is beginning. Limits on individual cars in the Pebble Beach area does however, reduce the opportunity for people to do much actual shopping.
The real estate market has gotten off to a rather strong start with quite a few sales for the New Year. Pebble Beach, which had a good year this past year in some price ranges, has closed nine escrows this year, but the hightest priced one so far was a little over $2,550,000. . The $2,000,000-5,000,000 price range was the slowest price range last year two with very few homes selling right over the $2,000,000 price range. As of this writing Pebble Beach has 64 active listings, 10 properties in escrow and nine sold which is a good storng start for this year. Carmel at the moment has 125 active lilstings, 19 homes in escrow and 6 sold listings so far. There are some excellent properties in escrow and the year has some good energy as of this writing.
Water will continue to be one of our issues this year with home sellers being required to retrofit their shower heads to 2.0 gallsons and aerators will need to be installed on faucets and hoses. There will also be a requirement to install 1.2 gallon toilets at the point of sale for some homes. If you are thinking of selling a call to othe Monterey Peninsula Water Management District is well worth your time and your realtor will also help you work thorugh this issue. If you are interested in knowing about the new storage facilities that are being constructed to store water for peninsula residents, the Water Management District also has a very interesting web site with good photos of the progress going forward in water storage.
